About the pad
A crew-only crashpad in SeaTac, close to SEA. Month-to-month, smart-lock entry, reserved parking available.
Rent and fees
- Rent is due on the 1st, late after the 5th.
- $175 move-in fee, once (a fee, not a deposit).
- Reserved parking $45/month, if you want it.
- Moving out: 20 days’ notice before the end of the month.
House rules
General expectations
- This is a shared crashpad for commuting flight crew. Respect everyone’s sleep, personal space, and belongings. Keep shared areas clean, be considerate of different work schedules, and follow the house rules.
- The goal is simple: everyone should have a comfortable place to rest between trips.
- Crew only; crew ID is checked at move-in.
Quiet hours and maximum stay
- Quiet hours are 10 PM–8 AM.
- Crew members may also sleep during the day, so keep conversations, phone calls, music, and TV volume considerate at all times. Use headphones when others are resting, and take lengthy or private calls away from sleeping areas. Be considerate when sharing the TV and common spaces.
- Maximum stay: 23 days per month, per tenant.
- The crashpad is intended for commuting crew, not full-time living. Paying for the month reserves your assigned bed but does not increase the permitted number of days.
Cleanliness and shared spaces
- Clean up after yourself every time. A housecleaner is provided, but everyone is responsible for their own messes between cleaning visits.
- Do not leave dirty dishes in the sink. Wipe down counters and tabletops, and clean cooking spills or splatters, including inside the microwave.
- Keep clothes, shoes, bags, and other personal belongings out of the living room and other shared spaces. Use your storage cubby and designated storage areas.
- Empty your personal trash after each stay. Take out shared trash when it is full and follow any posted trash schedule.
- Leave the bathroom clean after use. Clean any mess on the toilet seat and remove your hair from the shower drain.
Kitchen, refrigerator and food
- Label your food and personal kitchen items, and respect the allocated refrigerator and cabinet space. Do not use another tenant’s food or belongings without permission.
- Do not leave perishable food for extended periods. Refrigerators may be cleaned out periodically, and spoiled food may be discarded.
- Everyone is expected to help with the dishwasher, including emptying it, not just loading it. Leave the kitchen ready for the next person.
Entry and access
- Entry is provided through the August Smart Lock using the August app on your personal phone via Bluetooth. There are no door codes.
- Complete your access setup before your first stay. Individual lock access is provided to approved tenants, within 24 hours of confirming a bed.
- Do not share your account, login credentials, or digital access, or allow someone else to use your phone to gain unauthorized entry.
- Report a lost phone, access problems, or suspected unauthorized use promptly. Follow any applicable building or gate-access instructions.
- Sharing access or allowing unauthorized entry is a serious violation. Any termination of the rental arrangement will be handled in accordance with the rental agreement and applicable law.
Guests
- No overnight guests, including family members.
- Do not provide others with access to the property or your August account.
Assigned beds and bed changes
- Every tenant has their own assigned cold bed. Beds are not shared or rotated between tenants.
- When a bed becomes available, existing tenants receive priority based on how long they have been at the crashpad. Notify the landlord and arrange the change before switching beds.
- The monthly rate for the new bed applies. A change from a bunk bed to a semi-private full-size bed does not retain the bunk-bed rate.
Bedding and storage
- Personal linens are provided, including sheets, a blanket, two pillows, including one memory foam pillow, and a towel.
- Use your individual storage cubby and designated luggage-storage areas. Keep belongings organized and contained, and do not leave suitcases or personal items in shared walkways.
Laundry
- Laundry hours are 9 AM–9 PM. No laundry before 9 AM or after 9 PM.
- Remove your clothes promptly when the cycle finishes so others can use the machines. Do not leave laundry sitting unattended for extended periods.
- Follow the posted instructions for unattended laundry. Do not move another tenant’s laundry or put it into the dryer unless permitted by those instructions.
Smoking and conduct
- No smoking indoors. Any outdoor smoking must comply with the property’s rules. Dispose of cigarette butts properly and do not leave smoking litter on the ground.
- Be respectful of other tenants and the property. Illegal activity is prohibited. Do not download pornography or illegal content using the crashpad’s internet connection.
- All tenants are expected to follow the house rules. Violations may result in termination of the rental arrangement in accordance with the rental agreement and applicable law.
Heating, air conditioning and electronics
- Turn off unnecessary lights and personal electronics when leaving.
- Follow any posted thermostat instructions and be considerate of anyone still occupying the unit. Do not turn off shared heating or air conditioning simply because you are leaving when others are still using the space.
Parking
- Parking is available upon request for a small additional charge.
- Arrange parking in advance. Availability, the applicable fee, and parking instructions will be confirmed before parking is arranged. Use only the space or area authorized for your vehicle.
Personal belongings, maintenance and damage
- Keep your personal belongings secure and report missing items or security concerns promptly.
- Report maintenance problems as soon as you notice them so they can be addressed before getting worse. If you break or damage something, notify the landlord promptly.
- Responsibility for loss, theft, or damage is governed by the rental agreement and applicable law.
Rent, deposits and payment terms
- Rent is month-to-month and due on the first of each month. Easy online payments are available.
- Monthly rent reserves your assigned bed and is not calculated according to how often you use it. The 23-day monthly stay limit still applies.
- Monthly rent is nonrefundable and is not prorated for partial-month stays, including partial-month move-ins or move-outs, except where required by applicable law.
- The deposit amount, its purpose and refund conditions, any applicable late fees, parking charges, and move-out requirements will be provided in writing before payment. Deposit terms are separate from the monthly rent refund policy.
- Prompt payment is expected. Any applicable late fees will follow the written rental agreement and applicable law.
Rental agreement and additional policies
- Review the rental agreement and any additional written policies before making payment. When a downloadable agreement is available, use the link provided in the listing.
